- Heating, lighting and power (although a charge will be levied at the centre managers discretion if usage is deemed to be excessive)
- Water rates
- Telephone line rental (call charges not included)

- Maintenance, other than internal repairs to units
- Landscaping (i.e. grass cutting and upkeep of grounds)
- Cleaning of common areas
- Waste disposal of non industrial waste
